Mojácar

Spain's most famous Almería hill village — whitewashed pueblo, long sandy beach, and one of the oldest British communities on the Costa de Almería.

Mojácar is the best-known town on the Costa de Almería and arguably its crown jewel. The historic whitewashed pueblo — a maze of narrow lanes tumbling down a hillside — sits above a modern, flat beachfront strip called Mojácar Playa. Together they offer two very different lifestyles in one municipality.

The British community here is one of the oldest on this coast, dating back to the 1970s and 1980s. Unlike the newer resort developments further west, Mojácar grew organically as a bohemian and then retirement destination. This long history means there are established social networks, British-run businesses and a genuine sense of community.

For British relocation planners, Mojácar offers clear trade-offs. The pueblo is charming, cooler in summer and full of character — but it requires a car and has limited parking. The playa is flat, modern, beachfront and convenient, but can feel very seasonal. English is widely spoken in both areas, more so than in most of Almería province.

  • Bus: Regular local buses link pueblo and playa; regional buses to Almería, Garrucha, Vera.
  • No railway — nearest station is Almería city.
  • Climate: Over 3,000 sunshine hours/year. Hot desert climate. Very mild winters (10–18°C), warm summers (26–32°C). Average rainfall ~200 mm/year.

Supermarkets, bakeries, banks, post office on the playa. Weekly street markets in Mojácar and nearby Garrucha.

British community

Long-established and significant for a town of this size. British residents have been here since the 1970s/80s, creating one of the most mature expat communities on the Costa de Almería. Multiple British social clubs, bars with quiz nights, and English-speaking service providers exist. The community is concentrated more on the playa than in the pueblo.

Property and rental signal

~€1,700–2,300/m² (Idealista, 2024–2025). Mojácar is the most expensive town on this coast due to its reputation and limited supply. Entry apartments from ~€90,000. Villas and townhouses from ~€180,000. Premium pueblo properties with views command significantly more. Strong summer rental market. VFT (Vivienda con Fines Turísticos) licence required under Andalusian law.

  • NIE/TIE: National Police stations in Almería or Huércal-Overa. Gestors in town assist with applications.

Important notes and caveats

  • Population: 7,386 (INE, 2023). Full-time actual residents estimated lower; summer population significantly higher.
  • British presence: Estimated at 800–1,500 permanent or semi-permanent residents. No confirmed municipal padrón count available.
  • Property observations are general market signals, not specific listings or valuations.
  • Costa Bridge does NOT have lived experience in Mojácar.
  • No coastal train exists on the Costa de Almería. Car ownership is highly recommended.
  • English is less widely spoken than in Costa del Sol or Costa Blanca, though Mojácar is the exception among Costa de Almería towns.
